Co-buying

Can I buy a house with a friend instead of family?

Yes. Nothing in the arrangement requires you to be related. What matters is that both households want the same thing, and that it is written down before you buy.

The short answer

Yes. Nothing about buying a property together and converting it into two homes requires the two households to be related.

Family is the version most people picture, usually because a parent is involved. The mechanics are the same either way: two households, one property, two self contained homes, each with its own front door.

What is the same

  • Two self contained homes, each with its own entrance
  • A written co-ownership agreement, drawn up with a lawyer
  • The same conversation about notice periods, how the property is valued, and who gets the first chance to buy the other share

None of that changes because the other household is a friend rather than a sibling or a parent.

What is different

You may be able to skip the matching entirely.

The co-buyer list exists for households that have neither a property nor a partner. If you already have someone you want to do this with, you are not looking for an introduction. You are looking for a property and a plan, which is a shorter route.

The agreement is not a sign of distrust

This is the part worth saying plainly, because it is where friends hesitate.

Writing down what happens when one household wants out is not a statement about how much you trust each other. It is the thing that lets you stop thinking about it. An agreement drafted while everyone is optimistic and talking freely is paperwork. The same conversation held two years later, after someone has already decided to move, is a negotiation.

Be honest about the fit

Buying with another household suits people who actively want the arrangement. It does not suit people being pushed into it by a number on a listing.

The useful test is not whether you like each other now. It is whether you both want the same thing from the property in five years, and whether you can have an awkward conversation without it becoming a problem.

Where to start

If you already have your other household, start with the property. If you do not, the list is where the matching happens.
