The Generational Home Plan turns one property into two independent homes — so two families can buy together, split the cost, and both build equity in Delta and Vancouver's market.
Vancouver and Delta house prices are out of reach for most families buying alone. This plan changes that. We built it because families deserve a path to ownership that does not require choosing between living near the people they love and owning a home they can afford.
We work with two types of families. The first is a grandparent or parent who already owns a home and wants their adult children and grandchildren nearby — while each generation keeps their privacy and independence. The second is two unrelated families or friends who want to enter the market together, split the costs down the middle, and each own their half with their own title and their own mortgage.
We find the property, structure the purchase, design the conversion, pull the permits, manage the construction, and register the strata titles — all under one roof. One licensed realtor. One licensed general contractor. One team from first conversation to move-in day. The property is converted into a legal duplex: two fully independent living spaces, two front doors, and in most cases two separate mortgages. Costs are split evenly.
Currently serving Ladner, Tsawwassen, and North Delta — with Vancouver and surrounding areas coming soon. Most properties in these areas are now eligible for duplex conversion under BC's Bill 44 legislation with no rezoning required.
