Zoning

How many units can I build on my lot in Delta?

Three homes on a lot of 280 m² or less, four on anything larger, and up to six within 400 metres of frequent transit. Here is how to find your lot's number.

The short answer

Most serviced residential lots in Delta now allow at least three homes, and many allow four. Under the province's small scale multi unit housing rules the number is set by two things: how big your lot is, and how far it sits from frequent transit.

Your lotHomes allowed, at minimum
280 m² or less, about 3,000 sq ft3
Over 280 m², up to one acre4
Over 280 m² and within 400 metres of frequent transit6

Finding your lot size

Lot size is printed on your property tax notice, and it appears on your title. It is worth reading the real number rather than pacing out the fence line, because 280 m² is a hard boundary. A lot sitting just either side of it lands in a different tier.

What frequent transit actually means

A frequent transit stop is one served roughly every fifteen minutes through the day, not only at rush hour. In Delta that effectively means the Scott Road corridor.

Four hundred metres is about a five minute walk. It is measured to the stop, so a property that feels a long way from Scott Road can still qualify, and one that feels close can miss.

The number is a floor, not a target

This is the part most people miss. The province sets a minimum that the municipality has to permit. It does not promise that six homes will fit on your particular lot.

What actually fits is decided by lot shape, setbacks, parking, servicing and the trees already on the property. A narrow lot with a long frontage behaves very differently from a square one of the same area. Working out the real number is a design exercise, and it comes after the zoning question rather than instead of it.

Lots the rules do not reach

Some properties sit outside the provincial rules entirely: lots over one acre, lots without municipal water and sewer, provincially designated heritage properties, and land in the Agricultural Land Reserve. A covenant registered on your title can also limit what you build, on top of whatever the zoning allows.

Being outside the rules is not the end of it. Those lots often still support a secondary suite, a coach house, or a rezoning application. It changes the route rather than closing it.

Check your own address

The eligibility checker asks six questions and gives you a first read in about a minute. It tells you which tier your property is likely to fall in and what to confirm next. It is an estimate, never advice.
